台灣高齡人口比率急速攀升,失能身心障礙人口比率持續增加,促使長期照護需求增加。亦因低出生率造成家庭平均人口數減少,家庭照顧功能逐漸弱化,使得個人與家庭的照顧壓力日增,進而成為社會與經濟崩潰隱憂,衍生可能的社會問題。本研究基於上述的議題,希望以需要長期照護保險者為研究對象,建立一個可行的預測模式。本研究旨在透過建立分類預測模型為模型I~X,以比例分割與10折交叉驗證二種方式將資料拆解,再加上特徵選取及數據離散化兩種技術的應用,並以七種不同分類類別(貝氏分類、函氏分類、懶人法、群體學習、混合式、規則分類與決策樹)內之23種演算法,經由保險公司資料庫蒐集資料進行資料採礦,挑選出20個條件屬性和1個

為建立不動產交易秩序,保障消費者權益,促進不動產交易市場健全發展,於1999年2月3日公布「不動產經紀業管理條例」,將不動產經紀業納入統一管理,並對經紀業名稱的定義、設立許可、業務範圍、經紀人員資格的審認、權責與獎懲有明確規範,建立一個安全有制度的不動產仲介業市場,也對不動產交易安全產生重大影響。不動產交易金額龐大,消費者往往因為資訊的不足,需透過不動產經紀人員居間謀合,以完成不動產交易,隨著不動產仲介市場的競爭,在仲介過程中如何說服委託人締結契約,其專業化能力之建立是關鍵所在。然而消費者與不動產經紀人員間卻常因資訊的不對稱,或施以話術,而產生消費糾紛,因此不動產經紀業者於執行業務過程中,資

訊揭露義務是一個重要的研究課題。本研究方法以文獻探討及修正式德爾菲法,透過專家問卷定義出不動產經紀業資訊揭露義務關鍵因素的三大構面(房屋因素構面、區位因素構面、經濟因素構面)及21項評量指標,再應用層級分析法(AHP)計算各評量指標之權值。研究結論顯示,不動產經紀業資訊揭露義務的關鍵因素中,以房屋因素構面為最重要(權重0.453),其次是區位因素構面(權重0.359)及經濟因素構面(權重0.187)。房屋因素構面中,最重要的關鍵因素為:房屋是否經公告為危險建築(權重0.130);區位因素構面中,最重要的關鍵因素為:是否為液化區(權重0.078);經濟因素構面中,最重要的關鍵因素為:交易價金(權
